A buyer must be prepared to buy due to the time factor. For example, the publication of a pre-foreclosure is one month prior to notice of service to the owner. Within that one month period an opportunity of presenting an offer to the owner may be available. So it is very imperative to be
pre-approved. In most circumstances the buyer needs to have available monies for a down payment. It is usually 10% to 20% of the sales price. If you don't have a down payment, there may be loan programs such as the
